10 West Walnut

The 10 West Walnut project, located in Old Town Pasadena, represents a substantial mixed-use development, marking Pasadena's first office development in three decades. Encompassing an expansive 7-acre area, the project comprises five 5-story residential buildings, a 5-story commercial office building, and an extensive 460,000-square-foot, 3-level subterranean parking garage accommodating 1,123 parking spaces. Among the residential buildings are 397 luxury apartment units, featuring various configurations, along with over 14,000 square feet of retail and restaurant spaces. Residents can enjoy amenities such as a clubroom, business center, theater, fitness center, and outdoor spaces.


AJK played a pivotal role in this project, overseeing the installation of power and lighting throughout all the buildings, including the placement of two generators on the rooftop of the office building (300kVA and 150kVA). Approximately 300 yards of copper bus duct were installed, and AJK handled the installation of various fixture lighting elements such as downlights, sconces, LED tape, step lights, pendants, and exit lighting. Lighting controls were managed through nLight for the residential buildings and site lighting, while Wattstopper light controls were implemented in the parking garage and office spaces.


Furthermore, AJK was responsible for the installation of essential systems including the fire alarm system, voice/data infrastructure, Distributed Antenna Systems (DAS), access control systems, CCTV, area of refuge systems, and an AV system. A notable aspect of this project is that 9% of it was prefabricated in-house, encompassing various elements like unit panels, corridor can lights, deck whips, deck boxes, deck PVC stubs, slab-on-grade stubs, disconnect racks for the office building rooftop, and racks on the garage for MC feeders/low voltage conduits, as well as large conduit bends.
