Crocker Umeya Apartments

Located at the intersection of Skid Row and Little Tokyo in downtown Los Angeles, the Crocker Umeya Apartments is a transformative, ground-up development designed to meet the growing need for affordable housing in the urban core. Spanning 161,000 square feet, this seven-story mixed-use complex offers 175 residential units in studio, one-, and two-bedroom layouts, all priced for low-income households. Notably, half of the units are dedicated as permanent supportive housing, providing comprehensive wraparound services to help formerly unhoused residents thrive in a stable living environment.


The project also includes 8,700 square feet of ground-level commercial space, encouraging community engagement and economic development. A single level of subterranean parking supports 29 vehicle stalls and 135 bicycle stalls, promoting accessibility and sustainable transportation options. Residents will enjoy key amenities such as a community center, a café, and over 7,000 square feet of open space, including two landscaped courtyards designed for relaxation and social connection.


AJK provided the full installation of electrical, fire alarm, DAS (Distributed Antenna System), security, and data systems. Electrical infrastructure is supported by several dry-type transformers ranging in size from 45kVA to 500kVA. A Collicut 200kW diesel generator, located at ground level, ensures emergency power supply. The new switchgear is rated at 3000 amps and 480 volts, while a Leviton metering system provides in-unit electrical monitoring via panel-installed meters.
